The subject property consists of approximately 16 acres of land, which abuts and includes one-half mile of Echo Creek in South Lake Tahoe. There are 2.617 acres of allowable coverage for the purpose of the proposed project. Actual planned coverage is approximately 87,000 square feet. The property is currently developed with a 3,750 square foot log lodge, which sleeps twenty people. The lodge is available for rent to leisure and corporate groups. The master plan for the propert'y's development is approved and vested by the Tahoe Regional Planning Agency for the development of a confreence center retreat/recreational group facility. The approved plan includes a 27,000 square foot main lodge and a second lodge of 13,000 square feet. The two buildings will house up to 160 people in 80 guestrooms. The original permitting process took over three and one half years. It is not likely that another similar project will be approved in the forseeable future.
