After paying all the salaries for the entire staff and all the annual operational & maintenance expenses the camp produces a clean annual operational net income of $100,000+ in only 12 weeks. The Eagle Adventure Team Building & Mission Leadership Programming centers on interactive, humanitarian & environmental outreach projects with “on property” amenities including high tower rappelling & climbing, a challenge course & paintball trails. Purchase of The Eagle Ranch Camp Business ($440,000) includes the lucrative income stream, all equipment & programming, productive marketing strategy, well positioned website, data base of customers & a 55,000 member church/private school mailing list.
Without additional improvements the existing camp facility can support double the present clientele. This unused capacity will allow the new owner to expand the existing clientele and implement new programs without capital expenditure on new infrastructure.
Purchase of The Eagle Ranch Camp Property & Facility ($851,000) includes 36 TN acres (appraised @ $396,000) and improvements to accommodate daily 200 guests + staff (appraised @ $455,000). The property and facility may be lease/purchased for 12 years @ a 15% discount ($60,000 per year)
