The Eagle Ranch Camp on Ice Mountain www.eagleadventures.com with 36 acres is located two hours north of Atlanta. The full service camp caters to church youth groups, private schools, families and can accommodate 250 guests daily.

Eagle Ranch:
Established in 1994, the camp continues operating in the black. The 2009 & 2010 seasons have exceeded all expectations. After paying all the salaries for the entire staff and all the annual operational & maintenance expenses, the camp produced a clean operational net income of $120,000 in only 12 weeks. Bookings for the 2011 season have begun and are on target to surpass ’09 & ’10.
The Adventure Team Building and Community Outreach Leadership Program centers on interactive, humanitarian & environmental education mission projects, including on property amenities: high tower rappelling/climbing, a low elements challenge course and paintball trails. The camp is a licensed Ocoee River Outfitter with two valuable commercial river permits.

Eagle Ranch has sleeping, eating and bathroom/shower facilities for the approximately 130 work groups that participate in the community outreach program each summer.

Financing:
A bank will not be needed to purchase The Eagle Ranch Camp. The 36 acre property and the infrastructure will be 100% owner financed with a 12 year lease purchase of $58K per year + 6% interest. 60% of the camp business is owned by one of the two partners and will be sold outright for $400K. The camp business includes the lucrative income stream, the programming, the 50K church data base, all the camp equipment, and the two valuable rafting permits. The 40% partner will remain in place to keep the camp moving forward in coordination with the new owner. At such a time when the new owner decides, he may buy the remaining 40% share of the camp business.
